Overview

As a Senior Manager, Real Estate you will manage and coordinate the real estate activities for portfolio of properties owned and leased by Weis Markets including negotiating with prospective and current landlords and tenants, drafting and negotiation of leases, lease modification agreements and other real estate related documents and managing lease renewals program . The incumbent is also required to perform all tasks in a safe manner consistent with corporate policies and applicable laws.

The associate is responsible for the functions below, in addition to other duties as assigned:

  1. Assist in development plan for the stores, relocations expansions, remodels
  2. Perform site analysis and market studies on new and existing projects, prepare and submit reports
  3. Negotiate and draft agreements to accurately reflect negotiated terms
  4. Represent the company at city, County and municipal authorities to obtain approvals and entitlements
  5. Manage activity of outside brokers and consultants
  6. Manage lease renewal and extension process
  7. Review and process (bill/pay) CAM, RET and INS reconciliations.  
  8. Negotiate and draft  easement, cross easement, developer and other related agreements 
  9. Perform lease and sublease audits to confirm lease expirations, options, notice dates, termination rights, etc.
  10. Interact with landlords, tenants, subtenants to ensure lease compliance on repair and maintenance issues
  11. Maintain database of facilities expenses, revenues, expirations and valuations.
  12. Review and prepare SNDA s and Estoppel letters 
  13. Interact with landlords and tenants to ensure lease compliance    
  14. Track, analyze, and prepare reports on properties   
  15. Supervise and oversee maintenance and appearance standards for portfolio assets

Job Qualifications

Bachelor's degree (BA/BS)  plus three (3) to five (5) years’ experience in a private, public or corporate  real estate Department including experience in strategic planning, market review and analysis, site acquisition and disposition.
